Cash Flow
Earn annual cash yields from renting land to farmers.
No Headache
We handle all the details from farm management to paperwork and payments.
How it Works
1. Farm Selection & Entity Creation
We select less than 5% of the parcels we review. Each farm and its legal title are placed into a unique entity (usually an LLC).
2. Investment
You purchase shares in the entity that owns a farm. This can be done in just minutes online.
3. Farm Management
AcreTrader Management will handle all aspects of administration and property management - from insurance and accounting to working with local farmers and improving soil sustainability.
4. Distributions
AcreTrader will disburse excess annual income. We would expect an unlevered yield of 3% - 5% for lower risk properties. Note that this cash yield is in addition to expected annual value appreciation.
5. Sell Your Shares
Should you wish to sell some or all of your shares, you may be able to do so on the AcreTrader marketplace. However, you should plan to hold ownership until the terminal date (typically 3-5 years, though some yield-focused properties may have hold times of 5-10 years ).
