This offering is comprised of 270 acres of irrigated farmland located in Arbyrd, Missouri consisting of six separate parcels, all within a half mile radius. This farm has historically been farmed in cotton and soybeans, but its light soils provide an appropriate medium for the production of several specialty crops traditionally grown in the area.
The farm is located in the 'bootheel' region of southeast Missouri and has access to groundwater delivered by wells across the property. The farm is 100% irrigated by a combination of center pivot fixtures and furrow irrigation, and the soils are principally made up of Dundee and Silverdale loams. A county highway provides frontage to all of the parcels in the purchase, providing easy access to the grower.
5-10 year target hold period given stable cash flows and potential for long-term appreciation.
