The Arlington Farm is a 149 acre corn and soybean farm located in Bureau County, Illinois. Bureau County has long been one of Illinois's strongest farming regions, and this property ranks as "Excellent" in terms of crop productivity based on the 2021 ASFMRA Land Values Report.
The Arlington Farm consists of approximately 136 tillable acres that have a Productivity Index of 137 (out of 147), as compared to the county average of 122. The ground is composed of deep, well-drained Osco and Sawmill soils, two of the most productive soil types in the state of Illinois. Corn and soybeans are planted in rotation in order to maintain the soil's productive capacity. In this region of Illinois, these soil types have historically produced corn yields in excess of 200 bushels per acre.
The farmer has agreed to a new 2 year lease at a base rental rate of $370 per acre with a flex component for potential bonus income. The flex provision provides the possibility of additional upside on rental income for investors in years with higher commodity prices and/or crop yields on the farm.
