Livingston County, IL
The Blackstone 155 is a corn and soybean farm located in Livingston County, Illinois situated approximately 10 miles southeast of the town of Streator. The farm consists of two parcels being purchased from the same estate that are located 8 miles apart, both of which enjoy extensive road frontage and easy access. There is one parcel of 80 total acres, with the second parcel containing 75 total acres.
The tillable acres possess an average Productivity Index (PI) value of 121.5 and both parcels come with strong yield history for their respective PI values. For context, the Productivity Index is a score assigned to soils in Illinois based on their ability to produce crop yields on a scale of 47-147. Both fields contained in excess of 4% organic matter in the most recent soil test, which is an above average value and sufficient for productive crop growth.
These two parcels will be planted by the same farmer in an annual crop rotation. Additionally, these farms are located less than 10 miles from a previous AcreTrader investment, the Otter Creek farm, and possess some of the same soil types. Having multiple holdings within the same area could increase institutional interest upon exit, which is estimated to be 5-10 years after purchase.
5-10 year target hold period given stable cash flows and potential for long-term appreciation.
