The Keysville Pecan Orchard is a 604-acre pecan development in Burke County, Georgia. The farm is being purchased through the Keysville Pecan Orchard Opportunity Fund LLC to take advantage of the Opportunity Zone designation of the location and utilize the unique tax benefits that it presents.
The property is located in the eastern part of the state, is situated approximately 20 miles southwest of Augusta, Georgia, and it is currently in pasture. The farm, which was planted in pecans in the early 20th century, will be replanted with over 38,000 young pecan trees on 540 of the 604 acres and two irrigation wells will be drilled to provide supplemental water to the entire property. The pecan trees are expected to begin significant nut production in years 5-6 and reach full maturity by approximately year 10. Pecan trees are the only commercially-produced tree nut native to North America, and may produce for over 100 years.
The deal sponsors have an extensive history of planting, managing, and harvesting pecan trees. The sponsors own and manage one of the largest pecan tree nurseries in the country and have planted over one million pecan trees in Georgia and Florida. The U.S. is the leading producer of the world's pecan supply, and Georgia is the leading producer of U.S. pecans contributing 1/3 of the total tonnage.
Sponsor has conducted rigorous due-diligence of the water resources on site, and will be drilling wells to aid in irrigation of the property.
Sponsor has extensive experience in planting and managing pecans and will be investing in this offering.

This offering differs from our other row crop offerings for several reasons. Importantly, an external deal sponsor is involved that will be responsible for managing and operating the property. As a result, rather than receiving annual rent from a single farmer, investors will have operational exposure not dissimilar to many commercial real estate investments.
