The Bootheel Potato Farm, located in New Madrid County in southeast Missouri, is a 333 acre farm irrigated by two center pivots. This area is known for its excellent groundwater, recharged by the Mississippi River, as well as its sandy-loam soils which allow for a wide diversity of crop production. The farm lies roughly 125 miles north of Memphis, TN in the Mississippi River Delta, and one mile east of Interstate 55.
This farm will be placed into a crop rotation of peanuts and potatoes (which require a specific soil profile for healthy production), providing a rent premium during the potato rotation years. The potatoes will be produced on contract and shipped to a nearby processor (80 miles away) where they will be used for potato chip production. A portion of this farm is in a voluntary Conservation Reserve Program through 2027. The USDA provides an annual payment on these acres to the farmer to keep them in conservation, reducing soil erosion on the property.
5-10 year target hold period given stable cash flows and potential for material long-term appreciation.
The tenant will sublease the farm every other year to a local potato processing company.

Standard AcreTrader Management fee of 0.75% applies annually.
