The Northland Organic farm is located in northwestern Minnesota, 10 miles east of Grand Forks. This farm is Certified Organic and has a production history of pinto and kidney beans as well as corn and soybeans. The farm has a Crop Productivity Index (CPI) of 91.3, on a scale of 0-100, and is capable of producing a wide range of additional crops including wheat and sugar beets.
This farm has recently been Certified Organic by the current farmer, who operates over 4,000 acres in the Red River Valley. The farmer produces a wide variety of crops, including pinto beans, kidney beans, black beans, potatoes, wheat, oats, rye, corn & soybeans as part of a 100 year old family farming operation.
5 year target hold period given stable cash flows and potential for appreciation.
Existing cash lease in place for 2020-2025.
Farm is subject to a purchase option held by the Tenant, to be exercised at expiration of the lease, on or before 12/31/2025. Purchase option is for a fixed price that implies a ~5% IRR, or the then-current appraised value, whichever is greater.

Standard AcreTrader management fee of 0.75% applies annually.
Anticipated distribution payments occur on December 15th annually, beginning December 2020.
