Tenmile Peanut Farm - North
Pulaski County, GA
Located in the heart of the largest peanut growing region in the country, this farm contains 190 acres of irrigated crop ground and woodlands. The farm contains a loamy sand soil that is highly suitable for peanut production, but also has supported cotton and melon crops in previous seasons. The farm is located south of Macon, GA a few miles off Interstate 75.
The farm is irrigated by three center pivots with water supplied by two wells that provide ample water to the crop acres. These soils are capable of growing a wide diversity of crops and drain very well. The farm is expected to grow melons every 4th year which may boost lease income by 10%-20% (not included in financial projections). The farm has an active lease for 2020 with interest in a multi-year extension, and it is the second in a series of two adjacent parcels offered on the AcreTrader platform.
5-10 year target hold period given stable cash flows and potential for material long-term appreciation.
Investment includes three center pivot irrigation systems.
Investment includes approximately 25 acres of woods. While there are no immediate plans to open these acres to crop production, the timber does have marketable value that is unaccounted for in financial projections.
Existing cash lease in place for 2020.
New survey will confirm final acreage.
The farm is eligible for lower annual property taxes due to its enrollment in a Conservation Use Valuation Assessment (CUVA) program. Please click here for more information regarding the CUVA program details, including certain continued agricultural usage requirements.
