While the farm has traditionally grown soybeans, these improvements would make it possible to flood irrigate the property, enabling rice cultivation which typically commands a rent premium.
The farm is 96% tillable and includes paved road frontage. It is also located within the Mississippi waterfowl flyway, which is an area in high demand for hunting and recreation leases.
