This Mississippi Delta farm is located just outside Yazoo City, Mississippi and consists of an estimated 976 acres, 894 of which are tillable. The Yazoo River is a tributary of the Mississippi River and its fertile delta is home to excellent soils, a strong farming community, and a number of larger institutional land investors.
The tillable acres on this farm are irrigated with water supplied by five wells and have been precision leveled. Precision land leveling is a primary driver of land value in all of the Delta markets. It allows growers to more evenly apply and better conserve irrigation water, improves surface drainage, promotes a more uniform crop stand, and can increase yields. The farm consists of high quality silt loam soils such as Dundee, Adler, and Dubbs in addition to Sharkey clay. There is also $50,000 of investment planned to further improve farm drainage and infrastructure.
Historic crop rotation has been primarily between corn and soybeans, with soils appropriate for cotton. The farm has an active lease which is reflected in the estimated financials tab of the offering.
